Application Process


Thank you for your interest and desire in leasing a home with Apple Creek Apartments. For your convenience, we have provided a secure, electronic version of the rental application to assist you with the application process.

 

  1. Read our Resident Qualifying Criteria (below) to determine if you meet the criteria for qualifying as a resident with us.

  2. Choose "I Agree" to continue to the rental application.

  3. Click "START RENTAL APPLICATION", fill out the rental application, and submit it.

  4. After we call you to confirm apartment availability, you will need to pay the $60 Application Fee (via Applicant Portal or our leasing office).

  5. Submit a copy of your valid photo ID and proof of income (via email or our leasing office).


 


Resident Qualifying Criteria


Our goal is to offer you support and guidance through the application process. In order to provide you with the service you deserve, we need all information accurately and completely filled out. Please do not leave any area blank. Should any portion not be applicable to your situation, please write in "none" to acknowledge such.


Rental Application:

All applicants and occupants 18 years of age and older must submit a separate rental application. A non-refundable application fee is due after apartment availability is confirmed by our leasing consultant. We will verify income, employment, rental and mortgage history, eviction history, credit history, and criminal history. We do not accept guarantors or co-signers. An application that is incomplete or falsified, may result in denial. Upon application approval, the security deposit and administrative fee will be due within 24 hours in order to hold the apartment for you until your agreed upon move-in date.


Photo Identification:

All applicants and occupants 18 years of age and older must provide a current, valid government issued photo identification.


Income Requirements:

Applicants total monthly income must gross at least two and one half (2.5) times the rental amount. All income must be verifiable. Acceptable proof of income are: two current paycheck stubs, annual Social Security document showing monthly benefit amount, and a ledger from the Attorney General's office for court ordered child support. Applicant's must have verifiable employment history, with at least 6 consecutive months at his/her present job. If an applicant recently changed employment, the applicant must have had his/her previous job for at least 6 months with no more than a one month gap between previous and current jobs. We do not accept guarantors or co-signers.


Rental and Mortgage History:

Applicants must not have a history of foreclosures, evictions, landlord claims, or rental balances due. A relative is not considered a landlord and is not regarded as rental history. Poor rental history may include, but not limited to: eviction, non-payment of rent, late payment of rent, lease violations, poor housekeeping, damage to apartment or property, rental balance due, mortgage foreclosure, unruly or violent behavior to other residents by applicants, applicant's occupants, or applicant's guests.


Credit History:

Applicants must have credit history in fair to good standing. Applicants must not have an eviction history, landlord balances, or foreclosures. Other poor credit history may include, but are not limited to: accounts in a charge-off or collections status, past due accounts, judgments, liens, bankruptcies, repossessions, utilities owed, and unpaid returned checks.


Criminal History:

All criminal history of applicants and occupants will be reviewed. Poor criminal history may include, but not limited to: felony convictions, deferred adjudication for felonies, serious misdemeanor convictions or deferred adjudication for crimes against persons or property, assaults, crimes of a sexual or violent nature, robbery, burglary, and drugs.


Standard Policies:

  • All applicants and occupants 18 years of age and older, must fill out a separate rental application.

  • Guarantors or co-signers are not accepted.

  • 6 and 12 month lease terms available.

  • Application fee is $60.00 per household and is non-refundable.

  • Security deposits are $250.00 for one bedroom apartments and $350.00 for two bedroom apartments.

  • Administrative fee is $50.00 per household and is non-refundable.

  • Pet Policy: Small dogs and cats are welcome. 2 pet maximum per apartment home. Total Pet Fee & Pet Deposit for one pet is $500.00 ($350.00 is non-refundable). Total Pet Fee & Pet Deposit for two pets is $700.00 ($550.00 is non-refundable). Pet Rent is $10.00 per pet/per month. Maximum weight limit is 30 pounds per pet (full grown). Dog breed restrictions apply. Ferrets and rabbits are not permitted. To have a pet, you must have Management approval, you must pay a Pet Fee & Pet Deposit, and you must sign an Animal Addendum before bringing the animal onto the property. With regard to service and support animals, we adhere to the Fair Housing Act for reasonable accommodations.



Applications can be denied due to, but not limited to, failure to meet above criteria and/or falsification of any part of the rental application. If application is denied, reapplication may occur after 6 months. We do not discriminate on the basis of race, color, religion, sex, national origin, disability, or familial status.



Acknowledged and Agreed:

I acknowledge that I have had the opportunity to review the Resident Qualifying Criteria. I understand that if I do not meet the rental criteria or have submitted an incomplete or falsified application, the property may reject my application and any fees associated with processing my application will be forfeited as liquidated damages.
